VA Loans in San Diego: BAH, PCS Orders and No Loan Limit
By Christian Alvarez, NMLS #374859 · Published 2026-10-29
San Diego is one of the biggest military communities in the country, with Camp Pendleton, Naval Base San Diego, Coronado, Point Loma and MCAS Miramar. It's also one of the most expensive housing markets. A VA loan is often the best way to make it work.
No loan limit with full entitlement
If you have full VA entitlement, there's no VA loan limit. You can buy with zero down at any price, as long as you qualify for the payment. In a market like San Diego, that's a huge advantage over conventional loans, where jumbo prices usually mean a big down payment.
If part of your entitlement is tied up in another VA loan you're keeping, the county loan limit applies to what's left. I'll run that math with you.
BAH counts as income
Basic Allowance for Housing shows up on your LES and can count toward qualifying, along with other regular allowances. Because BAH is tax free, it often goes further than the same amount of taxable pay. Have your most recent LES ready.
Buying with PCS orders
You don't have to be here yet to buy. With PCS orders to San Diego, you can get approved and close before you arrive. VA expects you to move in within a reasonable time, generally about 60 days. If you're deployed, your spouse can usually satisfy the occupancy requirement.
Residual income matters here
VA looks at residual income, the money left over each month after your housing payment and debts. California is in VA's highest cost region, so the requirement is higher. The upside: residual income is a big reason VA loans perform so well.
Competing with other offers
Some sellers worry about VA appraisals or timelines. A fully underwritten approval up front, a clear timeline and a strong agent go a long way. I make sure your offer looks as solid as conventional or cash.
Thinking about keeping it as a rental later?
Lots of service members buy in San Diego, PCS out and keep the home as a rental. You can often use remaining entitlement to buy again at your next duty station. Ask me how much entitlement you'd have left.
