VA loan limits in California
With full entitlement there's no cap on what you can borrow with zero down. You still need to qualify for the payment, but in high cost areas like San Diego, Orange County and the Bay Area that's a huge advantage. If you already have a VA loan you're keeping, the county limit applies to your remaining entitlement and I'll run the math with you.
VA loans in San Diego
San Diego is one of the biggest military communities in the country, with Camp Pendleton, Naval Base San Diego, Coronado and Miramar. I work around PCS orders, deployments and changing schedules, and I can get your approval done while you're still out of state.
Getting started
All you need is a quick call. I can pull your Certificate of Eligibility for you, review your income including BAH, and give you a fully underwritten approval so your offer is as strong as cash.

Questions heroes ask me
VA loan questions
What is the VA funding fee?
A one time fee paid to the VA that keeps the program running. On a purchase it's 2.15% for first use with less than 5% down, 1.5% with 5% down, and 1.25% with 10% or more down. Subsequent use with less than 5% down is 3.3%. It can be financed into the loan.
Who is exempt from the VA funding fee?
Veterans receiving VA disability compensation, active duty members who have received a Purple Heart, and surviving spouses receiving Dependency and Indemnity Compensation, among others. Your Certificate of Eligibility shows your status.
Is there a VA loan limit in California?
If you have full entitlement, there is no VA loan limit, so you can buy with zero down above the county conforming limit as long as you qualify for the payment. If some entitlement is tied up in another VA loan, county limits apply to the remaining amount.
Can I use my VA loan more than once?
Yes. Your entitlement is restored when you sell and pay off the loan, and in some cases you can keep one VA loan and buy another home with your remaining entitlement.
Does BAH count as income?
Yes. Basic Allowance for Housing and other allowances can count toward qualifying when they're documented on your LES.
Can I refinance my VA loan?
Yes. A VA streamline refinance (IRRRL) can lower your rate with less paperwork and a 0.5% funding fee, and a VA cash out refinance lets you tap equity.
